Ground conditions & local factors
- Midway's geothermal history left limestone tufa deposits across parts of the valley floor, which can turn a routine excavation into rock work without warning.
- Groundwater in the lower valley can be shallow, affecting basement excavation and trench dewatering.
- Design review standards here are stricter than in most Wasatch County jurisdictions, and site disturbance is part of what gets reviewed.
Midway ground is not uniform. Two lots on the same street can dig completely differently depending on where the old hot spring deposits run.
That unpredictability is exactly why a fixed site bid from someone who has never worked the valley is worth being skeptical of. We would rather walk the lot first.
