Ground conditions & local factors
- Park City has a soils ordinance covering historic mining areas, and soil disturbance within the regulated boundary carries specific handling, testing, and disposal requirements. Confirm the boundary and current requirements with the city before bidding any dig.
- The building season is short. Earthwork windows are narrow and weather closes them without notice.
- Steep grades mean access, shoring, and retaining are frequently larger line items than the excavation itself.
Park City is not a market a contractor should enter casually. Between the soils ordinance, the grade, and the season, the ways to lose money here are numerous and well documented.
