Land development is the piece most contractors have to break into three or four separate contracts. We do not.
Because J & J self-performs clearing, earthwork, wet utilities, dry utility trenching, and storm systems, a developer signs one contract and holds one crew accountable for the whole sequence. There is no window where the excavator has demobilized and the utility sub has not shown up. There is no argument at the property line about whose grade was wrong.
That sequencing control is what protects a development schedule. On a subdivision, the critical path runs through earthwork and utilities before a single vertical trade can mobilize. Every week lost between subcontractors is a week of carry cost on the land.
What we need to bid it
Send us the approved civil set — grading plan, utility plan, and the geotech report if you have one. If the project is still in entitlement, we can walk the site and give you a budget number to underwrite against, then firm it up when the plans are stamped.
