Ground conditions & local factors
- Benches below American Fork Canyon carry cobble, boulder, and occasional rock that require a hammer rather than a bucket.
- Slope on most remaining lots means engineered retaining walls and terracing are structural, not decorative.
- Access roads and driveways on steep parcels often need to be built before the house excavation can start.
An Alpine custom lot hides its cost underground. The excavation, the access, the retaining, and the utility extension are where budgets get blown, and they are the four scopes a builder is most likely to be guessing at.
We do all four in-house. When we give you a site number, it is our own crew’s number, not a sub’s estimate with a markup on top.
